Internet Enhances Sales Prospects for FSBO Sellers

Thursday, April 16th, 2009

Here is good news for FSBO sellers. More and more homebuyers are using the Internet to buy a home. This means you, as an individual homeowner selling your home, have higher chances of selling your home by yourself, without the services of a real estate broker. You can post your FSBO homes to as many classified ads sites as you can, knowing that many potential homebuyers are surfing classified ads for FSBO homes for sale or looking at online FSBO listings.

According to the National Association of Realtors, one-third of all home buyers in 2008 first saw the house they bought on the Internet. Back in 2001, only 8 percent used the Internet to buy their homes. Meanwhile in 2008, the number of people who found the homes they eventually bought through real estate brokers has decreased to 34 percent of all home buyers.

In 2001, almost half of all home sales nationwide were through real estate agents, according to the realtors’ group. This figure decreased to 34 percent in 2008. The percentage of sales through yard signs did not change, staying at 15 percent of total home sales. Others that declined are sales through newspaper ads and magazine ads and through contacts such as neighbors or friends. Meanwhile, sales through home builders or their agents increased from 3 percent in 2001 to 7 percent of all home sales in 2008.

Tommi Crow, chief executive of real estate business tool provider Crow Erickson Inc., said more and more buyers and sellers are using the Internet to buy or sell their FSBO homes. Sellers of FSBO properties are now aware that they can reach millions of prospective buyers, without spending on real estate agents. Crow said the trend of bypassing the use of real estate agencies to sell FSBO homes is growing fast.

Crow added that there are free and low-cost online tools that FSBO sellers can use, such as Craigslist, usfreeads, MSN, Google, Yahoo, Infotube, Realtor.com and numerous free classified ads sites.

While FSBO sellers can have more confidence in the results of posts on online classified ads, FSBO can also improve their sales results by capitalizing on the Obama administration’s foreclosure program for first-time homebuyers.

FSBO sellers can persuade first-time homebuyers to buy by informing them about the tax credit worth $8,000 under Obama’s program. FSBO sellers should also learn about the preferences of first-time homebuyers, such as preference for space over other amenities, need for energy-saving features and preference for FSBO homes located in safer areas.

There are a lot of benefits, here are some:

  • Many companies are now offering what are called FSBO KITS. These functional gear provide FSBO realtors with necessary legal forms, preparation and filing guidance for homes for sale by owner.
  • There are simple or basic FSBO kits that contain necessary forms and some needed instructions on how to fill them up and file them. It is more fulfilling for FSBO sellers to know where their money is actually going: into their own accounts not to an agent’s commission. How to Market FSBO Homes with No Delay, for Top Dollar

Thursday, March 5th, 2009

The most common reasons why people choose to move into a different place: a job promotion in a different area, a job opportunity in a bigger city, or just discontentment in the current living condition. What comes with the change of relocation is the need to sell a home by FSBO.

So what should an FSBO realtor consider so that a for sale home by owner will be sold off at a great price? ANSWER: the owner must know the right price range for the FSBO home.

But how does a homeowner determine the correct sales price range of his home?

First, know how much time is needed to sell the FSBO property. For properties for sale by owner that is to be sold at a real estate’s quick turnaround time, the FSBO realtor must price the home lower than the current price range according to the comparable market analysis or CMA. Buyers tend to be attracted to lower priced homes, this means faster selling.

Then, know the home’s current condition. Can the FSBO home compete with the homes for sale in the area? Is it in better condition or with new upgrades? Better looking houses for sale by owner can still sell for great values. But some can sell well if the FSBO is marketed as a fixer upper or a for sale home that needs some repairs. Buyers consider fixer uppers as good deals. To be sure of the repairs needed the homeowner can hire a certified or insured property inspector.

Lastly, consider sales price negotiation. Prospected homebuyers usually ask for 1 to 6 percent off from the actual listing price. So to offset this, the home owner must list their FSBO property a little higher than what is recommended. Another smart strategy is listing homes for sale by owner with a $999 tack may make a buyer feel that they are actually dealing below a thousand dollars.

Always remember to consider the market conditions for it dictates the FSBO home value. If the market is doing good, FSBO homes can be sold even in higher prices. But if the market is not too well, put the best price for the FSBO first as it will save time and money.

Dealing With Interested Buyers of FSBO

Tuesday, February 17th, 2009

For homeowners, here are some simple guidelines that can guarantee a successful FSBO sale.

  1. Invite interested buyers to visit your property again. Prepare the FSBO property for the next visit of interested buyers. Make sure every single corner of the house is clean and presentable. Set a comfortable atmosphere in your home. This next visit is make-or-break in a For Sale By Owner – it will determine whether the interested buyers will go on with the purchase or find another property.
  2. Greet the interested buyers cordially the moment they arrive in your FSBO home. Offer them drinks. Allow them to go around the house once again without getting in their way. However, escort them as they tour the house so you could answer any questions they might have. Be patient in answering particularly when they have numerous questions. Remember that asking many questions is a good sign as it means that they are interested in the buying the FSBO property. Be honest when you answer their questions.
  3. When the buyers show interest and ask you about the next step, be prepared with your answer. This is the time for the buyers to make their offer and formally put it in writing. It is important that you have copies of necessary contract forms which you will give interested buyers. Otherwise, simply knowing where to get the contract forms would be enough. Watch out for subtle signs. If the buyers say that they would want to discuss the sale, it might mean that they want to negotiate about certain terms. Only when there is formal writing that the transaction becomes official.
  4. When the buyers want to negotiate the price of your FSBO home, do it in formal writing. Avoid any verbal negotiations. If they ask you the lowest price you are willing to counter-offer, before you declare any amount, ask for their entire offer first and request proof that they are qualified for the mortgage.

Simple Tips on Dealing with FSBO Buyers:

  • Be friendly. Treat your potential buyers well.
  • Be professional. If your buyers have negative comments regarding the FSBO property, think of them as something that you have to improve and work on instead of taking the comments personally. They could turn out to be helpful later on.
  • When there are discussions with interested buyers, keep them calm. Avoid confrontations. An FSBO sale is supposed to work for both the seller and the buyer.

Setting a Reasonable Price for Your FSBO Home

Friday, February 13th, 2009

In almost any property sale, price is everything. Whether it be a For Sale By Owner transaction or a sale with the help of an agent, coming up with a reasonable home price almost always determines the success of the sale. Unfortunately, setting a fair price for a property is not an effortless task. It is not easy even with the help of an agent, and it is even trickier in FSBO.

Price is one of the major, if not the top, considerations in a buyer’s checklist. A home price that is even just a little higher than market price can already be a big turn-off for them. An excessive price will not only drive offers away; even worse, no one will even bother checking out your property.

How do you determine a reasonable home price, then? You definitely have personal considerations in setting the price of your FSBO property. There are the occasional maintenance costs you have acquired over the years, mortgage balances, not to mention the profit that you have to make from the FSBO to be able to buy a new home. What factors should really be considered?

Sad fact is that nothing else can determine home price than the market. All your investments, let alone your desired profit, do not add worth to your home, unless otherwise dictated by the market. Regardless of how much has been spent to improve a property, no homebuyer is going to choose it over a similar one which has lower price.

Here is an even more painful truth – buyers tend to be reluctant with FSBO homes. For this reason, most sellers cut down selling price by about one percent lower than market price. Just consider it offset by the savings you get for not having to pay commission to agents. In any case, it will make your FSBO sale faster.

To be able to come up with a reasonable price for your FSBO home, seek the help of a real estate agent. Consult your agent for a Comparative Market Analysis (CMA). You may also choose to conduct your own CMA. Compare the price of your home to properties that have sold over the past six months, alongside the features of each property. There are also electronic appraisals accessible on the Internet.

When setting the price in a home FSBO, keep it close to the market price or if possible, even lower, in order to attract buyers. Make sure, however, that the price you set is not too small that you would not make any profit at all.

5 Things to Consider When Buying FSBO Properties

Friday, January 16th, 2009

For house hunters looking for less expensive homes, fsbo homes bring a number of advantages without going through a seller agent. Since they are getting in touch directly with the owner or seller of the home, they can get a good offer and cheaper price than those listed with a real estate agent.

Instead of contacting a real estate agent, there are things house hunters should consider when looking to purchase a real estate for sale by owner. There are five things to remember when hunting for a house in a private real estate sale.

  1. Looking for a perfect for sale by owner home starts with looking for the right location suited for you. Determine the surrounding area if it will provide all the necessary things you and your family need. A home in the wrong location is something you do not want to happen.
  2. You do not just strike anywhere. You need guidance in choosing for sale by owner homes to look at. Write down the important things that you are looking for in a home. Making a list and ranking them by interest should give you a clear look of the things you look for in a home.
  3. In our modern time, getting information is just a click away. You can collect important details about homes online. The internet can provide a lot of valuable information about homes that seller agents can not produce. Researching on potential homes will give you all the important details that you should know.
  4. Be pre-approved for a mortgage. Mortgage pre-approval helps determine the financing for a mortgage that you potentially qualify for before you go looking at for sale by owner homes.
  5. Always be prepared to make an offer. Set your mind to make an offer before you go to look at a property. Just be prepared even if you do not make an actual offer on a home right now. It would prove useful when you suddenly fall in love with an fsbo property.

Save Yourself from Trouble, Tell All During FSBO Transactions

Wednesday, January 14th, 2009

Most legal cases regarding FSBO sales are caused by hiding information from buyers. Disclosing significant information to your buyer can definitely save you from the possibility of going to jail in the future, not to mention, save lives.

In one home sale incident, the seller kept from the buyer that the heater of the property was not in good condition. This caused the suffocation and eventual death of the buyers and one of their two children, leaving orphan a four-year-old child who was the only survivor. The seller was sent to jail after being proven guilty of involuntary manslaughter.

Hiding necessary information so as to guarantee home sale and high price is not worth the life of any person. Declaring home defects, whether they have been fixed or not, is very important for a successful FSBO transaction. One way of doing so is through the Transfer Disclosure Statement.

Although there is no written law about the disclosure of already fixed problems, it can still turn out to be a wise move. If you do not report previous problems about your home, there is a big chance that the buyer will hear about it from neighbors and it will make them think that you were not completely honest when you were selling the property.

Do not be afraid that your property might not sell if you disclose everything. Matter of fact is, in most cases, when buyers know everything about the property they are planning to buy and are able to arrive at an informed decision, they end up buying the home and realize that it is right for them.

A completely honest FSBO transaction does not only contribute to a successful home sale. More importantly, in the long run, it can save you from post-sale troubles. You will find yourself free from lawsuits and enjoying every dollar you earned from the sale.

5 Tips for Making a Profitable FSBO

Tuesday, January 6th, 2009

One of the many reasons that may affect your home sale is the economic condition of your local community. An unstable situation is most often followed by a weak market. Market size is another reason. When only a few home buyers are planning to buy properties, chances are, your FSBO property will stay long in the market.

Another possible reason is competition. The number of properties for sale determines the likelihood that your property will be noticed. This segues to another reason – the presentation of your home.

In order to boost your competitive edge, your property must answer the needs and wants of home buyers.

  1. A fully-finished house is one hot prospect for buyers. Most of them look for a property that can readily accommodate them anytime they decide to move in. When there are items that have to be fixed, do so before selling your home. This will quicken your home sale and is more advisable than slashing credit off your asking price as you leave repairs to home buyers.
  2. Put yourself in the shoes of the buyer. If you were to buy your property, how would you want it to be? Pay attention to every little detail of your home especially necessary repairs.
  3. Have your home thoroughly inspected by a professional home inspector before the home buyer does conduct their own inspection. That way, you would not be surprised when damages appear in their findings. Include other necessary home inspections like pest control.
  4. Scout for a reliable real estate agent once your home is ready for FSBO. They can give expert advice on significant matters. They can give you a comparative market analysis to see how your home compares to competing properties. You can also ask them about a reasonable asking price for your home. Choose an agent whom you can readily contact whenever you need them.
  5. Set a fair price for your FSBO property. Be open to price negotiations. Buyers might lose interest once they feel that they are transacting with a seller who only cares about making profit.
