Sell FSBO Homes or Get an Agent?

If you are currently planning to sell your house, it is best to weigh your options and decide if it would be best for you to sell through FSBO homes listings or through an agent. Here are some points that you can consider and base your decision on:
Working with an agent:

  • You have to sign a listing contract. This indicates the type of agreement that you and your agent have. This also details how long your agent is allowed for them to sell your house.
  • The agent that you hired would research on the market trends to help you decide on your selling price.
  • Your agent would prepare a marketing plan which you would approve. This would include schedule for your house’s listing, showing and other advertisement efforts.

  • You have to pay for all the services that your agent would give you. This is determined beforehand, and could be a percent of the sale value of your house, or a flat rate determined.
  • Going FSBO:

  • You are in total control of all transactions. This includes advertisements, marketing, negotiating and processing paper works.
  • You have to do your own market research. You can probably get the help of an appraiser to help you figure out how much you should sell your house.
  • You also have to create your FSBO home’s marketing plan. You would also have to handle all questions and inquiries about your FSBO property.
  • You have to decide on how to prepare your FSBO house. This would involve repairs and redecorations. You can arrange for some people to help you out, especially in different repair jobs for your FSBO house.
  • You have to take your time in showing your house to different prospective buyers, handle all the negotiations and process all the necessary documents as you go along.
  • You have to pay for the buyer’s agent and their service. This is of course unless the buyer of your house is also working alone. You may also have to pay for the services of an attorney who helped you negotiate your contract with your buyer. But remember that selling FSBO homes mean saving on commission.
